Overview
IG wished to enhance its cold chain capacity in a metropolitan city in India and preserve quality and safety of its perishable items, across the supply chain. In order to meet this requirement, IG International was in search of a reputed partner with a proven track record of developing and operating Grade A industrial and logistics parks, to collaborate on designing and delivering an advanced and innovative cold chain facility.

IG International is one of India’s premier importers of fresh fruits. Drawing upon over five decades of experience, they have crafted an effective distribution network to deliver top-quality fresh fruits across India.
Objectives
IG International presented the following requirements to Horizon Industrial Parks for its new BTS cold storage facility in India:
- A customised cold storage facility with an area of 85,000-90,000 sq.ft.
- A specific requirement for an ante-room area measuring 10,000 to 14,000 sq.ft.
- Additional electrical power infrastructure with 1000 kVA capacity for the refrigeration equipment.
- Dedicated fenced premises with security offices at the entry and exit gates.
- Clearly indicated parking areas within the IG International premises.
- Provisions for integrating solar power capacity.
- This facility is one of the largest cold chain terminals for IG International in Bangalore with the capacity to handle more than 200 refrigerated containers per day.

HORIZON INDUSTRIAL PARKS’ SOLUTION: THE KEY HIGHLIGHTS:
With a clear understanding of the specifications required by IG International, Horizon proceeded to deliver the bespoke cold chain facility with the necessary infrastructure and facilities.
Strategic and Well-Connected Location
IG International’s new cold chain facility is strategically located in Horizon Industrial Park Hosur in Tamil Nadu, along the NH 44. The industrial park is well-connected to Bengaluru and Kempegowda International Airport, as well as to the NH 48 and NH 42. This makes fruit sourcing and logistical movement to Southern India extremely efficient for IG International.
Adherence to the Stipulated Timeframe
Horizon completed and successfully delivered the built-to-suit facility in November 2023 in line with the scheduled timeline.
Compliance with Local Regulations
To ensure compliance with local, state, and national regulations, Horizon ensured that all the necessary standard and statutory approvals for the processing, storage, and packaging of fruits were sought and obtained.
Efficient Design and Layout
With a built-up area of approximately 87,500 sq. ft, the new built-to-suit bespoke facility for IG International is well-planned for maximising efficiency. Horizon Industrial Parks created a world class campus environment within the park to house the main cold storage and processing facility.
The BTS facility also has various other efficiently designed features with functional advantages, such as the following:
- A PEB structure with 12 m clear height specifically designed for additional collateral loads on the roof, for hanging PUF panel ceilings, and for utility services.
- Cold rooms for various operations inside the building.
- A concrete apron of 16.5 m width to ensure heavy-duty performance for heavy traffic loads.
- Insulation provided under roof sheets and inside of wall sheets to resist conductive heat.
- Provision of a levelled PCC layer for the installation of insulated sheets beneath the flooring.
- Safety harness lines along the roof periphery and on the sides of ridge ventilator.
- Rooftop solar for energy efficiency.
Green Cold Storage Unit
The materials used for the construction of IG International facility are environment-friendly and embody less carbon. The roof has been designed to cater to a solar panel load of up to 20 kg/sq. m. IG will be able to utilise this clean sustainable energy to bring down its operational cost, while also helping the company minimise its environmental impact. The dual plumbing system, featuring distinct lines for domestic use and flushing, contributes to efficient water resource management.
