Horizon’s tenant improvement approach for Scootsy plans beyond standard warehouse fit-out, to deliver a facility purpose-engineered for quick commerce fulfilment. Horizon worked closely with Scootsy to prepare the configuration designs of their block in the warehouse for high-velocity inventory movement, cold chain integrity, and multi-dock dispatch efficiency.

• Glass windows and louvers have been installed on waffle walls across the building, ensuring effective air ventilation and ample natural lighting.
• Two additional docks with apron and canopy have been delivered on the cable end, expanding dispatch capacity.
• Power infrastructure has been enhanced with 800 kVA power and a 1,000 kVA transformer, supporting 40,000 sq ft of cold rooms and chillers for perishable and temperature-sensitive inventory.
• One drive-in door has been converted into a dock door with canopy, and the differently-abled ramp area has also been converted into an additional dock door with canopy, maximising dock utilisation.
• 20 additional dock doors have been delivered on the apron side, bringing the total to 45 docks and achieving a dock ratio of 1:6,400 sq ft for rapid loading and unloading.
• A purpose-built 1,000 sq ft washroom area for male, female, and differently-abled personnel has been provisioned as per Scootsy’s operational requirements.
• A dedicated 1,514 sq ft crate wash area with a 15,000-litre water tank capacity has been earmarked, supporting hygiene compliance for FMCG and grocery handling.
